Nobody looks at Belmont alone. Here is the honest comparison against its immediate neighbors, the South Carolina side of the lake, Lake Norman, and Charlotte itself.

What Belmont wins on, and where it genuinely loses.
Belmont's case is narrow and strong: a real walkable downtown, big-water access on Lake Wylie, a fifteen-to-twenty-five-minute Uptown commute, and an airport run under twenty minutes — at Gaston County prices and a Gaston County tax rate. Very few places in the Charlotte region offer that combination, and none of its immediate neighbors offer all of it.
Where it loses: school ratings in Gaston County do not, on aggregate measures, match the strongest Mecklenburg and Union County attendance areas, and buyers who optimize purely on school data often land elsewhere. Retail and dining depth are small-town scale. Inventory is thin. And the walkable core is tiny — if you are not in it, you are driving like anyone else.

The other Gaston river town, with its own reviving downtown and typically lower entry prices. Belmont has more restaurant density, more lake frontage, and a stronger downtown draw; Mount Holly often gives you more house for the money and quicker access to the northern I-85 and I-485 crossings.
Cramerton

Smaller, exceptionally charming, built around the South Fork with excellent river access and a tight village core. Less inventory, less commercial base, and — for many addresses — the Stuart Cramer high school feed shared with Belmont. If you want quiet and water without Belmont's festival traffic, look here.

A preserved mill village of a few hundred houses that becomes Christmas Town USA every December. Almost nothing trades, and when it does it goes fast. Charming beyond argument; not a practical search area for most buyers.

The county seat: the largest inventory, the lowest prices, a revitalizing downtown, CaroMont's main hospital campus, and the widest retail base in the county. Longer commute to Charlotte, no lake frontage, and a much broader range of neighborhood quality.

The South Carolina side — York County — draws Charlotte buyers with lower property taxes and strong schools, and it competes directly with Belmont for the waterfront buyer. The trade is South Carolina income tax treatment, a longer and more congested commute up NC-49 or I-77, and no walkable historic downtown of Belmont's kind.
Fort Mill & Tega Cay, SC

Popular, newer, school-driven, and considerably further from the airport. Heavier traffic and a newer built environment; nothing resembling Belmont's mill-era character.
Lake Norman (Cornelius, Davidson, Huntersville)

Bigger lake, deeper amenity base, higher prices, and an I-77 commute that is among the region's worst. Davidson's walkable core is the closest thing to Belmont's, at a substantial premium.

Mecklenburg County, CMS schools, closer to the airport, more retail, and no small-town downtown. Compare tax rate and school assignment directly — the river is the only thing between the two, and almost everything else differs.

Belmont versus Charlotte itself
The realistic Charlotte comparison for a Belmont buyer is not Uptown — it is the in-town neighborhoods with walkability, which cost dramatically more per square foot, and the outer suburbs, which cost about the same but take twice as long to reach Uptown. Belmont's position is precisely between them: small-town walkability at suburban prices with an in-town commute.
What Charlotte gives you that Belmont cannot: professional sports, museums, a genuinely deep restaurant scene, light rail, hospital systems within minutes, and an airport you can reach without a highway. Belmont answers most of those with a twenty-minute drive, which is either perfectly adequate or a daily irritation depending on the person.
The county difference cuts both ways. Gaston County means a different tax rate, a different school district, and a different permitting office — advantages on cost, disadvantages on some aggregate school and services comparisons. Run your own numbers on your own address rather than accepting either side's summary.

A decision framework
If walkability is non-negotiable
Belmont's downtown core or Davidson. Almost nothing else in the region delivers a walk-to-dinner pattern at this price.
If big-water boating is the point
Belmont's Lake Wylie frontage, the South Carolina side of the same lake, or Lake Norman. Verify dock rights everywhere — that is the only comparison that matters.
If school data drives the decision
Compare specific Gaston County assignments against specific Mecklenburg and Union County ones, program by program. Aggregate district ratings will mislead you in both directions.
If the airport matters
Belmont wins outright against almost every Charlotte suburb. Fifteen to twenty minutes, same side of the city, no crosstown.
If you want the most house per dollar
Gastonia or Mount Holly, not Belmont. Belmont charges for downtown and for water.
If you plan to build
Compare buildable lot supply, not house prices. Belmont's in-town infill is scarce and its waterfront lots are constrained — both change the math.
